Frequently Asked Questions
General & Preparation
Q: I have limited mobility and cannot walk around the home with you. Can I still do a maintenance walkthrough?
A: Absolutely. We can adapt the session entirely to your comfort level. We can sit together and review my findings via photos and videos. We will make sure all your questions are answered.
Q: Should I be present for my check-up?
A: Yes, it is highly recommended that you are present. Being there allows you to ask questions in real-time so all information can be clearly relayed to you in a helpful manner.
Q: Is there anything I need to do before the evaluation?
A: Yes, please ensure all areas you want evaluated are unobstructed. This includes clearing access to attics (in both the house and garage), creating clear pathways to the furnace and water heater, and making sure the electrical panel cover is accessible.
Scheduling, Pricing & Payment
Q: How long does it take?
A: We budget two hours per visit. The exact length is determined by the condition of the items being checked and how many questions you may have.
Q: How do I pay?
A: We accept cash, check, or credit card (there are no credit card service fees).
Q: What is your cancellation or rescheduling policy?
A: We ask for at 24 hours' notice (if possible) if you need to cancel or reschedule your visit. We understand that life happens, but because We budget a full two hours for your home, this notice allows me to offer that time slot to another homeowner.
Evaluation Process & Scope
Q: Are you going to tear into my walls or do any destructive testing?
A: No, absolutely not. This is a completely non-invasive, visual evaluation. We will not be cutting holes in drywall, taking things apart, or damaging any part of your home.
Q: Do you offer any repair services if you find a major problem?
A: No. To maintain complete integrity, We do not perform any repair work. If we find an issue, we will explain it clearly in your report so you are fully prepared to hire an independent contractor without being upsold.
Q: Are there any areas of the home you do not evaluate?
A: Yes, for safety reasons, we do not enter tight crawlspaces, walk on steep roofs, or access unsafe areas. This is a non-invasive, visual evaluation. We will evaluate everything that is safely and readily accessible from solid ground, a safe ladder, or standard flooring.
Buying & Selling
Q: I am looking to sell my house, can you tell me what I need to do to get it ready for sale?
A: Getting a pre-listing inspection is a great first step to ensure a smooth sale. Yes, we offer a full line of inspection services.
Q: I am buying a home, can you look at it for me?
